PLANNING COMMISSION MEETING
1. This meeting of the Planning Commission of the City of Cedar Hills, having been posted throughout the City and the press notified, was called to order at 7:13 p.m. by C. Kroes.

2. Approval of Minutes from the May 24, 2007, Regular Planning Commission Meeting (7:13 p.m.)
MOTION: C. Chandler - To approve the minutes from the May 24, 2007, Regular Planning Commission meeting. Seconded by C. Clement.

3. Review/Acceptance of Concept Plan for Debra Kay Subdivision (7:14 p.m.)
See handouts. Steve Aaron, representative for the Debra Kay Subdivision, stated that they propose splitting the one-acre property. They have received approval from UDOT to access Canyon Road. The access will be a front access with a wide enough driveway to turn around. The existing home will remain the same.
The Commission felt that curb, gutter and sidewalk, or cash in lieu will be required. The lots will still have animal rights.
MOTION: C. Clement - To approve the concept for the Debra Kay Subdivision. Seconded by C. Chandler.

4. Review General Plan (7:24 p.m.)
See handouts.C. Kroes said that Greg Robinson indicated that there needs to be a section on affordable housing in the General Plan. The City already has a fair portion of affordable housing in The Cedars Townhomes, Cedar Run and Bridgestone. The Commission would like City Staff to do a more formal analysis with a calculation on the percent of housing in the City that meets the states affordable housing guidelines.
The Commission addressed the Economic Element chapter of the General Plan. The Commission directed City Staff to look at section 2 of the Economic Element chapter and evaluate what type of studies are necessary, whether the Design Guidelines are adequate, and propose new language that incorporates the Design Guidelines. They would also like staff to look at communities of a similar size, particularly the commercial to residential ratios, and determine if Cedar Hills has the right mix of commercial and residential. If not, potential commercial areas should be identified. If necessary, a formal study might need to be commissioned.
